Four Things That Could Increase Your Vegas Home Value




There are many factors that could increase the value of your home in Vegas, but today we will cover four of the most important.


  1. Comparable homes in the neighborhood will determine a large portion of your value. The difference in their condition and yours will be a huge factor in placing a value on your home.
  2. A real estate agent’s comparative market analysis can also determine the value of the home. This is a very accurate way to determine value - I can do this for your home!
  3. An appraiser will also determine your value. Appraisers don’t actually place a value on your home, it’s more to ensure that the bank is not lending too much money to a buyer. They’re ensuring that your home is priced correctly, not determining a value.
  4. The condition of your home, the absorption rate, and the competition on your home will determine the value as well. The absorption rate is a ratio of how quickly homes are coming onto the market compared to how fast they’re selling. Your competition will determine how quickly your home sells, which is very important for your final sale price.
