When you decide to sell your home, one of the worst things that could happen is your home just sitting there on the market, not getting any activity. Today we will be discussing 5 reasons why your home may not be selling, and how you can fix them as a homeowner.
1. Lack of upgrades or repairs.
Unfortunately, your house may be older and will need upgrades as it gets older to entice buyers to look into it more. It could be something easy like having new countertops or fresh paint or flooring.
2. No professional pictures.
A lot of times, agents go in with their phones and take pictures that way. You really want to have a professional photographer taking pictures because they can help your home show in its best light online.
3. Ineffective marketing.
Today we are online much more than we were in the past. If you aren’t aggressive in reaching out to as many buyers as possible to sell your home, it won’t sell.
4. Improper pricing.
Most expired listings happen because they are priced too high. You just can’t price high in this market and expect to sell. People will ignore your offer. Getting a proper market analysis is a great first step in determining your home’s true value.
5. No real estate agent involved.
A lot of people try to sell their home on the own. While it’s possible to get a deal done, it’s probable you won’t get the best one. An agent can properly price and analyze your home to sell quickly for a great price, and they are able to market the home to get you the highest amount possible. People that use an agent typically get a much higher sale price than a FSBO.
